Terms and Conditions

1. Booking & Payment Policy

1.1 A 50% deposit of the total booking value is required at the time of booking to secure the reservation.

1.2 The remaining 50% balance is due 7 days prior to check-out.

1.3 All payments made are strictly non-refundable, under all circumstances, including but not limited to:

  • Cancellation by the Guest
  • No-shows
  • Early departure
  • Flight cancellations or delays
  • Illness, injury, or personal emergencies
  • Weather conditions or natural events

1.4 Unpaid remaining balances will not be charged automatically. Failure to pay the remaining balance by the due date may result in cancellation of the booking at our discretion, without refund of any amounts already paid.

2. Cancellation & Amendments

2.1 All cancellations are non-refundable.

2.2 Date changes or booking amendments are not guaranteed and are subject to availability and management approval.

2.3 If an amendment is approved, it may incur:

  • Rate differences
  • Administrative fees
  • Revised minimum stays

3. Check-In & Check-Out

3.1 Check-in time: 2:00 PM
3.2 
Check-out time: 12:00 PM

3.3 Early check-in or late check-out is subject to availability and may incur additional fees.

3.4 Guests must vacate the property by the stated check-out time. Late departures without prior approval may be subject to charges.

4. Occupancy & Use of Property

4.1 The maximum occupancy is strictly limited to the number of guests confirmed in the booking.

4.2 Unregistered guests, events, parties, or gatherings are not permitted unless expressly approved in writing.

4.3 The Property is for residential accommodation only. Commercial use is prohibited without written consent.

5. Security Deposit & Damages

5.1 A security deposit may be required before or during the stay.

5.2 Guests are responsible for any damage, loss, or excessive cleaning required during their stay.

5.3 We reserve the right to charge for:

  • Damage to furniture, fittings, or linens
  • Missing items
  • Smoking evidence
  • Stains or spills requiring professional cleaning

6. House Rules

6.1 Smoking is not permitted indoors.

6.2 Pets are not allowed unless expressly approved in writing.

6.3 Guests must respect neighbours and observe quiet hours.

6.4 Illegal activities are strictly prohibited.

7. Utilities & Services

7.1 Reasonable use of electricity, water, gas, and internet is included unless otherwise stated.

7.2 Power outages, internet interruptions, or water supply issues may occur in Bali and do not constitute grounds for refunds.

8. Maintenance & Access

8.1 We reserve the right to access the Property for maintenance, repairs, safety, or inspections with reasonable notice, or immediately in case of emergency.

9. Liability & Risk Acknowledgement

9.1 Guests stay at the Property entirely at their own risk.

9.2 We accept no responsibility for:

  • Personal injury
  • Loss or theft of personal belongings
  • Accidents involving pools, stairs, balconies, or outdoor areas

9.3 Children must be supervised at all times.

10. Force Majeure

10.1 We are not liable for failure to perform obligations due to events beyond our control, including but not limited to:

  • Natural disasters
  • Government restrictions
  • Pandemics
  • Utility failures

10.2 No refunds will be issued in force majeure situations.

11. Termination of Stay

11.1 We reserve the right to terminate a stay without refund if these Terms & Conditions or House Rules are breached.

12. Governing Law

12.1 These Terms & Conditions are governed by the laws of Indonesia.

13. Acceptance

13.1 By making a booking, the Guest confirms they have read, understood, and agreed to these Terms & Conditions.
